Sunny weather on the Costa del Sol? You can build on that

You dream of having your own home or apartment on the Costa del Sol. We don’t blame you. The Mediterranean climate on this sun-drenched coastal strip in southern Spain guarantees 325 days of sunshine. Of course, you’re not the only one looking forward to a spot in this sunny region. Sunshine coast, Mediterranean climate and construction

The Costa del Sol – or literally “sunshine coast” stretches across the provinces of Málaga, Cadiz and Granada. The most famous and largest city of the Costa del Sol is the city of Málaga. A lot of people want to have their own home or apartment there.

Then you have three options:

1 You are having a new home built.

2 You are buying an apartment in an apartment building that is planned or under construction.

3 You buy an existing home or apartment, and you choose to renovate.

In all three cases, you must take into account the climate on the Costa del Sol. And although you have virtually no precipitation from May to June in say, Estepona, Benahavis, San Pedro, Marbella or La Cala de Mijas, you still need to make sure that your house or apartment is well adapted to the warm climate.

Building in summers of 30 °C on the Costa del Sol

First the good news: the climate on the Costa del Sol is not comparable to that of Western European countries. You enjoy the sun here much more than anywhere else, let there be no doubt.

But the sun on the Costa del Sol does a thorough job: 325 days of sunshine, an average of 30°C in the summer months, sea temperatures of 20°C in June, 22°C in July and 23°C in August. And if the weather is doing its summer best, then the famous terral or warm föhn wind is added. Believe us freely: then it is baking and roasting. – by treating your walls, protect your house inside well from the lead heat outside

Traditionally, homes on the Costa del Sol – and by extension in much of Spain – have been little attuned to the impact of moisture. Despite months of no precipitation, homes are increasingly struggling with moisture problems. There are several reasons for this:

– from May to September there is practically no precipitation, but there can be considerable rain in November, December and January

– more than in the past, there is a chance that this precipitation will be intense: a lot of rain in a short period of time, a well-known consequence of climate change

– the older houses or apartments are, the less resistant they are to moisture

– when plastering interior walls, treating exterior walls, laying floors and installing roofing, preventing and avoiding moisture has never been a real priority

– even new houses are not always equipped with a well thought-out water treatment: it goes without saying that we do ensure that water is properly disposed of and, if possible, recycled
